The subject property was located in an industrial estate in Brimsdown, Lee Valley Enfield. MSA were instructed as the Lessee’s surveyor to carry out a schedule of condition report.
The warehouse was formed of steel portal frames, brickwork and metal profile sheet cladding to external walls with a double apex roof and mezzanine floor. Any relevant defects recorded were noted during our inspection and detailed in a lengthy report to the client with accompanying photographs.
A schedule of condition report in respect to commercial leases provides a record of the condition of the property prior to the formal commencement of a lease. Its main purpose is to enable the parties to determine the scope of any covenanted repairs at the end of the term. It thereby enabling fair negotiations at the end of the term in respect to repair obligations and reinstatement costs.
